If you’re looking for single family homes that already have tenants in them, Roofstock is a great option. Many of the homes have full inspection reports for you to review prior to making an offer and their team is on hand to help you make an investment property purchase.

EDUCATION & LEARNING
What’s great about Udemy is that there are really phenomenal courses offered, and most courses are between $10 – $20 each. The website itself is easy to navigate and search through courses. They also have a mobile app which allows you to download the content to your phone for when you don’t have cell phone service.
Some of my favorite courses are Real Estate Investment Analysis by Symon He, The Complete Digital Marketing Course, How to Create an Airbnb Empire without owning any houses and Dropship Lab: Secret Dropshipping success formulas.
RENTAL PROPERTY OPERATIONS & DEAL EVALUATION TOOLS
I personally use Cozy for all of my tenant screening, and for monthly rental payments through ACH. Cozy gives me notifications when tenants have paid their rent, and automatically assesses a late fee if they are past the due date that I set up. It also gives me easy end of the year reporting.
Zilpy is a resource that we use to determine fair market rents in an area, and the vacancy rate. This tool has been especially helpful with out of state investing.
I love Mile IQ! It tracks my drives in the background of my phone and allows me to swipe left it that drive was personal, or right if it was for business. I then get a report at the end of every month. No more writing down my mileage for IRS records as this app does it all. Use my link and get 20% an annual plan.
The Home Depot is our go to store for picking up lights, paint, and basically anything else we need for our rentals or for flips. We have a Pro Xtra account which allows us to easily track which projects each purchase goes to, we also get special discounts on paint and volume discounts on orders above $1500 and I can easily order from home and have my husband pick up at the store. This saves both of us a trip to the store!
Another feature I love about Home Depot is their Project Color app. If you take a photo of any interior or exterior part of your home, you can upload it and easily test paint samples. We just did this on a project and the color turned out perfect!
I’ve created two Delaware LLC’s this year using Incorporate.com. Their platform makes it easy for an investor to create an LLC in another state, and there are modules along the way if you get stuck.
They also offer services to be a registered agent if you need it, which I did for my Delaware companies.
Rental PEER TO PEER LENDING PLATFORMS
I discovered PeerStreet in late fall from the Invest Like a Boss Podcast where they interviewed the CEO. PeerStreet is for accredited investors, and allows it’s users to chose loans to fund (or you can set up automated investing) and immediately start incurring interest.
